Buying a gas station
- Fee simple or business only. Know whether you are buying the land and building, or the business with a lease.
- Fuel volume and margins. Review monthly gallons, fuel margin, inside sales and other income such as car wash, lottery and food service.
- Branding and supply. Check the remaining term and obligations of the fuel supply agreement.
- Environmental due diligence. Plan for a Phase I (and Phase II if recommended), tank records and permit compliance with the local agency.
- Financing. Many buyers use SBA 7(a) or 504 loans or conventional loans from lenders who specialize in gas stations. Get pre-qualified early.
- Licenses and transfers. Plan for ABC (alcohol), tobacco, lottery and other permits, which can take time to transfer.
Selling your gas station
Stations sell best when the numbers are ready before buyers ask. Talha prepares an opinion of value from comparable sales and your financials, then markets the station confidentially to qualified buyers, so employees, suppliers and customers are not disrupted. He screens buyers for financing and experience, and manages the escrow timeline, including inventory counts and permit transfers.

Frequently asked questions
How are gas stations valued?
Usually on a combination of real estate value and business income: fuel gallons and margin, inside store sales and other income. Fee simple stations also reflect land value and location.
Can I buy a gas station with an SBA loan?
Often, yes. SBA 7(a) and 504 programs are commonly used for owner-operated stations. Requirements depend on the lender, the property and the buyer.
Why are some listings confidential?
Owners often prefer not to announce a sale to staff and customers. Qualified buyers receive the address and financials after signing an NDA.
What reports should I expect in due diligence?
Typically a Phase I environmental site assessment, tank testing and compliance records, financial statements and fuel volume reports, and the fuel supply agreement.
